Interesting questions!
Personally I think the prices may adjust to available financing levels (down!) until the current excess housing stock is absorbed.
But, for those who may have mortgages & negative equity, even if all excess stock is absorbed, there would be a big disincentive to put their house on the market at that time? Might restrict supply, hence see an improvement in prices at some point?

Hi Gerry,
I think that one of the issues with these ‘ghost estates’ (and even full populated estates!) is that the developer leaves them unfinished and untidy – wire fencing, scrap and uneven roads. How do you lobby the builder to clean up, get rid of the junk and leave it in a state that would encourage people / groups to imagine their homes there?
